Svicom: 30 years of excellence in Real Estate. 2025 closes with record sales of 22.5 million euros (+12.5% y/y).
POSITION AS ALL ASSETS – FULL SERVICE PROVIDER CONSOLIDATED: 3.7 MILLION SQUARE METERS UNDER MANAGEMENT IN 2025, EXCEEDING 4 MILLION SQUARE METERS IN 2026.
Svicom SpA Società Benefit, an independent Italian proptech company specializing in real estate management and valuation consulting services, announces its results for the 2025 financial year, confirming a path of steady growth that is taking the company towards the prestigious milestone of 30 years in business.
2025 ended with a turnover of €22.5 million, marking an increase of 12.5% compared to €20 million in 2024 and almost doubling revenues compared to €11.5 million in 2021, confirming the solidity of the business model and its ability to intercept developments in the real estate market.
This growth is also reflected in the expansion and diversification of the portfolio, which at the end of 2025 comprised 375 assets and 3.7 million square meters under management (350 assets and 3 million square meters in 2024; 160 assets and 2 million square meters in 2023), with a geographical distribution of 48% in the North, 36% in the Center, and 16% in the South.
Retail, Svicom’s core asset class, continues to represent the core of the portfolio (60%), while the company strengthens its position as a full-service provider in other asset classes as well (40% overall between Office, Living, Logistics, Mixed-Use, Hospitality, and Healthcare), reflecting the consolidation of its multi-asset strategy and specialization in multiple market segments.

In terms of organization, the structure now has around 200 professionals working throughout Italy, with a workforce growth of around 60% compared to 2021, consistent with the expansion of assignments and the progressive diversification of business lines.
2025 was marked by important milestones, including the asset and property management mandate for the WaltherPark multifunctional complex (Bolzano), a mixed-use development that integrates Retail, Living, Office, and Hospitality functions. This assignment consolidates Svicom’s position in the integrated management of complex urban regeneration projects, a concrete expression of its “All Assets – Full Service” expertise.
2026 begins with further acceleration: the portfolio under management has already exceeded 400 assets and 4 million square meters managed, thanks to the acquisition of strategically important mandates. These include consolidation in the retail sector with the Carmila Italia portfolio (mandate for mall management, property administration, and technical services) and the mandate awarded by DeA Capital Real Estate SGR for property and facility management activities on five assets located in Lombardy and Piedmont, with a strengthening in the logistics segment.
Leadership in PropTech, a strongly customer-oriented management model, and consolidated expertise in every phase of the industrial real estate management process—with 11 active business lines—are the main drivers of the Group’s growth, supporting both the quantitative and qualitative evolution of the portfolio under management.
