The Highstreet Gallery at WaltherPark officially inaugurated: Bolzano’s new urban landmark comes to life
The prestigious regeneration project that has redefined the face of Bolzano’s city centre is now complete, with Svicom SpA Società Benefit leading the management of the new mixed-use complex.
The Highstreet Gallery, the vibrant heart of the new WaltherPark mixed-use complex designed by world-renowned architect Sir David Chipperfield, has been inaugurated today. The project stands as an international benchmark for urban regeneration, seamlessly connecting the railway station with Piazza Walther and giving the city a revitalised, integrated, and contemporary district.
With an investment exceeding €600 million and a total area of 127,000 sqm, WaltherPark represents the largest private development ever completed in Alto Adige. The complex combines retail, living, office, and hospitality functions within a sustainable real estate project, developed according to green principles and integrated with the city’s infrastructure network to reduce environmental impact and enhance urban livability.
As asset & property manager of the entire complex, Svicom SpA Società Benefit has been involved since the early development phases, introducing an innovation-driven management model based on process digitalisation, proptech integration, and an agile team approach.
From the engineering of project management activities to the adoption of Digital Twin technology for facility management, and the creation of custom digital solutions—including a logistics platform for optimising goods flow and the first smart recruiting and professional training platform designed around a retail asset—Svicom has implemented an innovative, scalable management model that raises efficiency and sustainability standards.
Complementing this vision, the company has introduced a structured community management service, designed to connect occupiers, local stakeholders, and project partners. This model fosters engagement, shared initiatives, and the creation of a collective identity within the WaltherPark development.

Highstreet Gallery stands out for its over 31,000 square meters of retail space and 4,000 square meters dedicated to the food market. It also hosts the first Esselunga store in Alto Adige. A destination offering an integrated experience of shopping, dining, and wellbeing, it welcomes more than 80 local and international brands – including Peek & Cloppenburg, OVS, JD Sports, Conté, Ecoalf, Starbucks, Nike, and Lego – many of which are making their debut in Trentino-Alto Adige.
The Mercato Centrale Bolzano-Bozen, featuring 23 gastronomic stands, showcases local excellence and national specialties, promoting authenticity and a strong connection with the territory. The offer is completed by a premium fitness & sports area, hosting the region’s first Virgin Active Club and the Salewa Cube, an indoor space dedicated to climbing.
